Start with a pre-approvalHome equity has its own rules
Texas home equity loans and most cash-out refinances follow Section 50(a)(6) of the Texas Constitution, with a cap on total borrowing against the home and a waiting period before closing.
Title premiums are set by the state
The Texas Department of Insurance sets title insurance premiums, so the policy price does not change from one title company to the next.
The option period
Texas buyers can pay an option fee for a set number of days to inspect and walk away for any reason — timing your pre-approval around it matters.
Taxes drive the payment
No state income tax, but property taxes vary widely by city, school district and MUD. We quote the full payment, not just principal and interest.
